Long Hau finalizes VND 1,500 billion BIDV loan plan
The maximum credit limit of VND 1,500 billion recently approved by the Board of Directors of Long Hau Corporation (HOSE: LHG) falls entirely within the capital structure already endorsed by the General Meeting of Shareholders. The facility will be disbursed flexibly in line with the actual construction progress of the Long Hau Industrial Park Phase 2 Expansion project

Long Hau Industrial Park Phase 2 Expansion covers an area of 90 hectares.
The Board of Directors of Long Hau Corporation (stock code: LHG) has issued a Resolution approving the plan to borrow from the Joint Stock Commercial Bank for Investment and Development of Vietnam (BIDV) - Ho Chi Minh City Branch. The loan has a maximum limit of VND 1,500 billion and a term of 84 months, and will finance the infrastructure construction costs of the Long Hau Industrial Park Phase 2 Expansion project (90 hectares in Can Giuoc Commune, Tay Ninh Province).
Earlier, at the Annual General Meeting of Shareholders held on April 22, 2026, Long Hau's shareholders approved the project's Feasibility Study Report with a total investment of VND 3,158 billion (VAT included). This financing structure comprises VND 480 billion in owner's equity, VND 1,500 billion in bank loans and approximately VND 1,178 billion generated from the project's own business cash flow. The decision to borrow from BIDV is therefore in line with the financing plan already approved by shareholders.
Total investment reflects actual cost estimates
Compared with the initial investment proposal stage in 2021 (with an estimated total capital of about VND 2,592 billion), the total investment in the Feasibility Study Report approved by the General Meeting of Shareholders in 2026 has been adjusted to VND 3,158 billion.

The review and update of the total investment for the Long Hau Industrial Park Phase 2 Expansion project was carried out based on actual cost fluctuations and current regulations. Under the adjustment plan, the project's total investment was raised from about VND 2,592 billion to VND 3,158 billion, an increase of approximately VND 566.3 billion, or 21.8% compared with the level approved in 2021. The adjustment mainly stems from updated costs of compensation, site clearance and resettlement; fluctuations in construction material prices, especially sand for land filling; adjustments to infrastructure investment costs and land use fees; and the addition of financial obligations for the protection and development of rice-growing land under current regulations. Updating these cost items allows the total investment to more closely reflect the project's actual implementation conditions. Based on the review and assessment of the investment plan, the project continues to ensure economic efficiency as planned.
Momentum from inter-regional transport infrastructure
The Long Hau Industrial Park Phase 2 Expansion project is entering an accelerated construction phase just as the inter-regional transport network surrounding the area is being completed. A key highlight is the Ben Luc - Long Thanh Expressway (57.8 km long), which officially opened along its entire length in early October 2026, forming a strategic transport corridor connecting the Mekong Delta and Ho Chi Minh City with Dong Nai and the entire Southeast region. The expressway connects directly with the Ho Chi Minh City - Trung Luong Expressway, Ring Road 3, the Bien Hoa - Vung Tau Expressway and leads straight to Long Thanh International Airport.

Ben Luc - Long Thanh Expressway
Located right on the southern border of Ho Chi Minh City, Long Hau Industrial Park has direct access to the Ben Luc - Long Thanh Expressway via the Nguyen Van Tao interchange and sits next to the Hiep Phuoc international seaport cluster. This strategic location allows cargo from the industrial park to move quickly to seaports, the airport or major industrial hubs in the East without depending on the inner-city road network.
Mr. Bui Le Anh Hieu - Sales & Marketing Director of Long Hau, explained: "Previously, vehicles traveling from this area to Dong Nai or Long Thanh Airport had to detour through inner-city roads of Ho Chi Minh City, which were often time-consuming. With the inter-regional expressway now in operation, cargo trucks can travel directly, cutting 1 to 2 hours off each trip. For manufacturers transporting goods continuously every day, this is a key factor in optimizing logistics costs and ensuring delivery times".
The completion of transport infrastructure comes at a time when foreign direct investment (FDI) into Vietnam is growing strongly. In the first 9 months of 2026, total registered FDI reached more than USD 50.36 billion (up 76.4% year-on-year), while disbursed capital reached USD 21.07 billion - the highest level in the past 5 years, with more than 82% concentrated in the processing and manufacturing sector. In the Southern key economic region, industrial land supply exceeds 36,000 hectares, yet the average occupancy rate has already reached 76.3%.
Reports from international consultancies such as Savills and Cushman & Wakefield agree that, amid the shifting global supply chain, the speed of bringing factories into operation has become a top competitive advantage. Investors prioritize industrial parks with ready-to-use clean land and fully developed connectivity infrastructure. Securing the VND 1,500 billion credit facility for rolling construction in 3 phases (about 30 hectares each) enables Long Hau to be ready to hand over the first land plots from Q4/2027, proactively capturing the wave of high-quality investment.
Focus on attracting high-quality FDI
Long Hau Industrial Park Phase 2 Expansion adds approximately 66.6 hectares of industrial land for factories and warehouses. This is an extremely valuable land supply as clean, ready-to-lease land in areas bordering Ho Chi Minh City becomes increasingly scarce. Long Hau's existing industrial parks have already reached very high occupancy rates: Phases 1 and 2 are 100% occupied, while Phase 3 is 64% occupied.

Mr. Bui Le Anh Hieu expects that from now until the end of 2027, the remaining area in the existing parks will continue to be fully utilized. Proactively preparing new infrastructure now will help the company capture the investment relocation wave without keeping customers waiting.
Nevertheless, Long Hau affirms that it does not pursue occupancy at any cost. The company prioritizes attracting businesses in high-tech, clean production and high value-added industries, in line with Vietnam's selective FDI attraction policy.
Notably, the 90-hectare expansion will be developed and operated under a smart industrial park model, applying automated monitoring technology for power, water and wastewater treatment infrastructure.
"International investors today pay particular attention to total operating costs over the project's lifecycle and the ability to comply with ESG standards. Green infrastructure and smart management systems not only help customers save long-term costs but are also the core value enabling Long Hau to accompany businesses sustainably throughout 50 years", Mr. Hieu shared.
